The View Above

The view above was taken from an overlooking hilltop north of the parcel, looking down upon it, before we touched the land in any way.  The parcel, left to right, is from the horizontal red, dirt clearing on the left side, and over to up on the hillside at an angle, then angling down to the far right lower corner. The shape of the parcel is a rectangle with the long side going East-West.  There is an additional 6 acres on the north side of the road, not visible from this view.

The Land

The land is gentle and wants to be made into something special.

We have cleared 2 acres of it and made many trails for access, and explored it thoroughly. We have done a lot of work to it, as it was all dense brush and trees and you couldn't see what the parcel was really like. The cleared areas are now planted in cover crops.

Red Hills Appellation


In the not-so-far distance you can see the huge, rolling acreage of Beckstoffer Vineyards. Beckstoffer is the largest independent grape grower in California, and he knows good dirt when he sees it, and he chose the Red Hills Appellation. That's why they named this appellation, because thousands of years ago the volcano Mt Konocti blew up this special red dirt over a limited area. Our parcel, in the foreground, is also red dirt.  So if you're looking for that special land for a vineyard home with your own trellises of vines, this place is ideal. Take a walk in the forest. On the land above and behind the vernal pond there are several different ecosystems. There are many oaks and other trees. This was taken on a frosty winter evening last year. There is snow on the bare tree branches, and the pond is full, with thousands of tree frogs croaking at night. It is really something to hear and experience. Very peaceful and pleasant. This pond is ephemeral, and dries up by early June. Our parcel comes with half, or less than acre (it varies with annual rainfall). When it is dry, it is just grass growing here

Looking North again, with trails to walk and groves of nice oak trees. It's like a park! Call us to see it all and walk the land.
